Cost advice and cost planning 

It is important to know and understand your costs as soon as possible in the life cycle of any construction project and we keep our clients informed by providing the following key services:

  • provision of budget cost plan based on interpretation of early design information, updated accordingly as design develops

  • advice on value engineering options to help meet our client’s budget

  • advice on the cost implications of design decisions

  • provision of market tested rates and trends to inform feasibility appraisals 

Estimating and tendering

Prior to undertaking estimating and tendering for our clients we review all drawings, specifications and all other relevant information to ensure our clients are aware of any inherent design risks. Following this we can undertake the following services: 

  • examine existing bills of quantities or pricing documents and identify any errors or risks 

  • review of tendered contract conditions and negotiation of amendments 

  • provide the latest market rates built up from first principles where necessary

  • suggest value engineered solutions to the existing design

  • prepare and submit professional tenders on behalf of our clients

Procurement

Our business has experience in both traditional and design & build methods of procurement and has access to some of the leading supply chain partners in Ireland. We can offer a complete solution to your project or assist an established team within your business while providing the following services:

  • advice on procurement route selection to ensure the project follows a strategy that meets our client’s key objectives

  • production of bills of quantities – measured in accordance with ARM or NRM, using the latest Cubit software

  • produce scope of works documentation for tender

  • analyse tender returns and formulate concise recommendations

  • negotiate contract sum with tenderers 

Preparation of contract documentation

In liaison with our legal partners we undertake to provide our clients with suitably robust contracts protecting them from the risks of modern contracting by providing the following services:

  • prepare contract documentation, collateral warranties and necessary schedules of amendments based on standard forms of contract including RIAI, JCT, Public Works or bespoke contracts as necessary

  • perform checks on contractor’s insurances ensuring they are valid and sufficient for the works they intend on undertaking

  • compile complete contracts ready for execution by our clients

Contract administration

Once the contract is in place there is an obligation on all parties to administer the contract in accordance with the agreed terms and conditions. Some of the services we can provide accordingly are as follows:

  • re-measures, identification of variations to contract and valuation of variations

  • Issuance of contractual instructions for variation to contracts

  • submission or certification of interim valuations, final accounts and negotiation of payments

  • issuance of notices for delay and disruption

  • claims for extension of time and loss and expense 

Project monitoring & reporting

Our experience in contractual reporting allows us to keep our clients informed and up to date throughout the lifecycle of their project. This enables early intervention and manages the risk profile of the project. We provide the following services which can be tailored to suit your businesses’ internal reporting structure:

  • interim cost reporting of projected final account, identifying movements in costs versus budget 

  • cost and value reconciliations monitoring profit margin movement

  • cashflow forecasting, identifying projected cashflow requirements through the project lifecycle

  • independent review and analysis of project information and progress to identify project risks

  • issuance of drawdown certification to funding party
